Garage door springs come in two styles: torsion (see above), which mounts on the header above the door, and extension (Photo 1), which floats above the upper roller track. In the past, extension springs were safer to install but didn’t have containment cables running through the center of the spring. Without cable, these springs become dangerous, heavy whips when they break. They also tend to be noisier than torsion springs, and we recommend you use them only if you don’t have the 12 in. of headroom above the door that a torsion spring requires.
If the light attached to the door opener mechanism blinks several times after the door reopens, this generally means something is blocking the sensors or that they've become misaligned.  The two sensors are generally clipped onto the door track about six inches from the floor. You can move them slightly with your hands to try to get them lined up.   Other possibilities include a broken cable that must be replaced, a track that is bent and needs to be replaced or a worn extension spring cable pulley that needs to be replaced.

Though you can do some maintenance to your garage doors on your own, it may be a good idea to schedule routine inspections with a professional. A standard double garage door is 7 ft. high by 16 ft. wide. Standard single doors are 7 ft. high by 8 or 9 ft. wide. Installing an overhead garage door requires a few tools and a friend to help. First, the lower door panel needs to be set up in the center of the doorway. When you install a new garage door, replace all the hardware as well. If your automatic opener doesn’t have an automatic reversing system that includes photoelectric eyes, replace it. Doors with openers also require two extra pieces of hardware that you’ll see in Photo 4: a support strut (usually included in the door kit) and an opener bracket (not included). For doors with torsion springs located over the door, spend the $50 or so to have a garage door professional release the tension.

Step 5: Check for loose hardware, and tighten as needed. On swing-up doors, check the plates where the spring is mounted to be sure the screws are tight, and tighten any loose screws. On roll-up doors, check the hinges that hold the sections of the door together; tighten any loose screws, and replace any damaged hinges. Sagging at one side of the door can often be corrected by servicing the hinges. If a screw hole is enlarged, replace the screw with a longer one of the same diameter, and use a hollow fiber plug, dipped in carpenters' glue, with the new screw. If the wood is cracked at a hinge, remove the hinge and fill the cracks and the screw holes with wood filler. Let the filler dry and then replace the hinge. If possible, move the hinge onto solid wood.

To help prevent garage door problems from occurring, the Institute of Door Dealer Education and Accreditation recommends monthly maintenance, including testing that the garage door opener is operational and inspection of the springs, rollers, pulleys, cables and track. 2. The safety sensors may need adjustment or realignment. Near the bottom of the door track on both sides are electronic eyes that require a clear line of view between them. If the sightlines are clear between the eyes, the door will close smoothly all the way to the floor. However, if anything is blocking the sightline, or if the brackets holding the electronic eyes are out of alignment, the door will fail to descend all the way. In most cases, the door will stop or reverse, and lights will flash to tell you there is a problem.
