Garage door springs come in two styles: torsion (see above), which mounts on the header above the door, and extension (Photo 1), which floats above the upper roller track. In the past, extension springs were safer to install but didn’t have containment cables running through the center of the spring. Without cable, these springs become dangerous, heavy whips when they break. They also tend to be noisier than torsion springs, and we recommend you use them only if you don’t have the 12 in. of headroom above the door that a torsion spring requires.

2. The safety sensors may need adjustment or realignment. Near the bottom of the door track on both sides are electronic eyes that require a clear line of view between them. If the sightlines are clear between the eyes, the door will close smoothly all the way to the floor. However, if anything is blocking the sightline, or if the brackets holding the electronic eyes are out of alignment, the door will fail to descend all the way. In most cases, the door will stop or reverse, and lights will flash to tell you there is a problem. 

Door styles - in addition to the styles just mentioned, it is important to also consider additional features such as windows across the top of the door to provide light inside of the garage, the use of steel or wood frames to give decorative doors added security and stability, and insulation which can reduce energy costs in the attached garage by an impressive 15 to 20%; and
The first safety feature is an automatic reversal system within the garage door opener itself. If the door is closing and an obstruction or solid object is detected – usually anything that slows or stops the door’s normal operation – the door should automatically stop and return to the open position. The U.S Consumer Product Safety Commission has required a reversing safety feature on all new garage door openers manufactured since 1991.

A standard double garage door is 7 ft. high by 16 ft. wide. Standard single doors are 7 ft. high by 8 or 9 ft. wide. Because the doors are so large, few home centers and only some garage door stores keep many doors in stock, so expect to order one instead of buying it off the shelf. Garage doors are available in wood, fiberglass and steel. Steel doors, like ours, are light, maintenance-free, affordable, readily available, and have an insulating value as high as R-19.

They sell insulation kits at the local big box hardware store and I cringe every time I see them. The box weighs about 15 pounds, which doesn't sound like a lot. It is definitely enough to un-balance a garage door. The springs are calibrated for the weight of the door, and adding weight makes the door "heavy" for the springs. This means that if you pull an operator disconnect handle when the door is in the open position, the door is likely to descend much more quickly than you anticipate. People have been hurt when a garage door came down on them and the momentum knocked them over. Only add weight if the door springs can be re-torqued or replaced with springs of the proper pull.
Technician gave me a window of 1-4pm, I called at 330 to see if he was on his way. He told me he would be there at 4pm, reason being was because of the amount of work orders he had that day. There are many lubricants out there but many garage door experts suggest using WD-40 (or similar light weight oil) twice a year to keep garage doors in working shape. All the moving parts of the door should be lubricated, including the hinges, the springs and the rollers. A bead of oil across the top of the springs will give a nice coating, and spraying the rollers is most effective. Also, it’s a good idea to check your garage door hardware for loose screws, nuts and bolts as you lubricate.

It is precisely on those coldest days of the year when you most need and appreciate the convenience of opening and closing your garage door quickly. Sadly, that's exactly the kind of day when moisture and cold can conspire to make this difficult. Garage doors can and do freeze to the garage floor. Sometimes it is just a minor icy connection between the two that can be broken when you hit the opener button. If the door refuses to budge on the first attempt, though, resist the urge to keep banging on the automatic opener button. This is likely to cause a more serious problem with the garage door opener—including, but not limited to, stripped gears, broken springs, and a burned-out motor on the opener.

Step 2: Check the tracks with a level to make sure they're properly aligned. Horizontal tracks should slant slightly down toward the back of the garage; with roll-up doors, the vertical sections of track should be exactly plumb. Both tracks must be at the same height on the garage walls. If the tracks are not properly aligned, loosen but do not remove the screws or bolts that hold the mounting brackets, and tap the tracks carefully into position. Recheck the tracks with the level to make sure they're in the right position; then tighten the screws or bolts at the mounting brackets.

Containment cables. When old extension springs break, the springs and cables become heavy whips that damage cars and even injure people. To solve the whipping problem, manufacturers now offer containment cables that run through the center of side-mounted extension springs. If you have extension springs and don’t plan to replace your door, make sure the springs have these containment cables, or have a professional install them.
Automatic doors require not only the installation of a heavy door, but the motor and cables as well. Automatic doors are much more common now because of their convenience, but in a case such as the heavy wood door, they are a necessity. A strong motor is required to pull up a heavy door. However, automatic doors are not without their faults -- they quickly become a manual door when the power goes out.
