All measurements should be in feet and inches. Step 1, measure across the existing door or desired space for the width, then up and down for the height. The rough opening of your space should be the same size as the door. Step 2, measure the sideroom, which is the space beside your door. Measure the width of the left side, and then the width of the right side. Step 3, measure the space above the door, which is called the headroom. Measure the height of the distance between the top of the door opening and the ceiling. Step 4, measure the ceiling, which is called the backroom. You’ll need to measure the distance of the garage door opening toward the back wall of your garage. You should have 6 total measurements in all once you’ve finished measuring the space. Keep in mind that having an automatic garage door opener installed might call for additional backroom or ceiling space.

On Monday afternoon the spring on our garage door snapped when the door came down after we had just backed out. Safe automatic door openers. All automatic openers must now have an auto-reversing mechanism and photoelectric eyes located near the floor on both sides of the door (see photo). If the light attached to the door opener mechanism blinks several times after the door reopens, this generally means something is blocking the sensors or that they've become misaligned.  The two sensors are generally clipped onto the door track about six inches from the floor. You can move them slightly with your hands to try to get them lined up.   Other possibilities include a broken cable that must be replaced, a track that is bent and needs to be replaced or a worn extension spring cable pulley that needs to be replaced.
Lower the door and dismantle it by removing the hardware. Lower a double door by recruiting at least two helpers to help with the weight, and place a 2×4 block under the door to prevent smashing a foot or finger when it’s lowered. Remove the sections one at a time by disconnecting the rollers and brackets. If you have windows, tape them to help control flying shards if they break. Then remove the old roller tracks and remaining hardware.

The technician, Robert Helton, was very pleasant, helpful, and professional. He repaired the garage door opener expeditiously and explained why it hadn't worked properly. He also checked the chain mechanism and the door itself and showed me how to manually work the door should I need to do that in the future. I was very pleased with this repair work.

Garage doors are frequently large enough to accommodate automobiles and other vehicles. Small garage doors may be made in a single panel that tilts up and back across the garage ceiling. Larger doors are usually made in several jointed panels that roll up on tracks across the garage ceiling, or into a roll above the doorway. The operating mechanism is spring-loaded or counterbalanced to offset the weight of the door and reduce human or motor effort required to operate the door. Less commonly, some garage doors slide or swing horizontally. Doors are made of wood, metal, or fiberglass, and may be insulated to prevent heat loss. Warehouses, bus garages and locomotive sheds have larger versions.
Most good companies carry different quality parts. If someone can't afford to fix there door with the parts that will last long term, they will use standard parts that the door comes with. These can fail within 5 years. Better question is, how do you own a house, but can't afford $963 repair. A new HVAC can cost $10K. I wouldn't expect anyone to come to my house for less than $200. If I wasn't paying over $500 I would be questioning the quality of the repair and the credentials of the technician.

Automatic doors require not only the installation of a heavy door, but the motor and cables as well. Automatic doors are much more common now because of their convenience, but in a case such as the heavy wood door, they are a necessity. A strong motor is required to pull up a heavy door. However, automatic doors are not without their faults -- they quickly become a manual door when the power goes out.


Traditional One Panel: These doors consist of one large panel which tilts to open by employing a spring mechanism to swing upward. The wood version is popular in the South and Southeastern US, where a milder climate keeps the wood from rapidly deteriorating. Traditional garage door designs include Cape, Colonial, Ranch, Tudor and Craftsman. The disadvantage is these doors require a lot of clearance to operate correctly. Sometimes repairs can be difficult because of the heaviness of the door or its inaccessibility. Average cost to repair tilt-up doors is $172.

The tech that serviced your door must not understand simple mechanics. The tracks do not move, so they do not need to be lubricated. All that does is make a mess. The rollers and hinges DO move, so it is logical to lubricate them, at the hinge barrel or pivot point, and in the little area near the stem of the rollers where you can see the bearings. Adding a bit of lube to the torsion spring also cuts down on the friction between the coils and makes the spring glide easier. However, too much will make it spritz out lube as the door opens and closes, and that it less than desirable. Same thing for pulleys on an extension spring door.
2. The safety sensors may need adjustment or realignment. Near the bottom of the door track on both sides are electronic eyes that require a clear line of view between them. If the sightlines are clear between the eyes, the door will close smoothly all the way to the floor. However, if anything is blocking the sightline, or if the brackets holding the electronic eyes are out of alignment, the door will fail to descend all the way. In most cases, the door will stop or reverse, and lights will flash to tell you there is a problem.

Using your drill, add tension to the torsion spring. This system uses a single spring for a double door, but many manufacturers use two springs for a double door. The painted line on the spring acts as a gauge for the number of turns you put on the spring. To keep the bar from turning while you’re adding tension, attach a locking pliers to the bar on both ends of the spring. Apply lubricant for garage doors to the spring.

Both springs broke on my double door, and I had no idea who to call. I asked my smart phone for garage door repairs and they gave me one company listed in Lebanon. I called and set up an appointment with the tech and he said he would be there in an hour. Why not a 'safety segment' explaining kickback and why you should not do this (styrofoam demo, back side of the blade teeth rising up grabbing the foam and throwing it back at you...)

Annual maintenance. Make an annual check of all nuts and bolts on rails and rollers to make sure they’re firmly tightened. Check the condition of all cables to make sure they’re not worn or frayed. Lubricate rollers and springs with a garage-door lubricant (see How to Fix a Noisy Garage Door for maintenance and problem-solving tips). The door should operate smoothly and be properly balanced. Check the balance by disconnecting the opener and lowering the door halfway- the door should hold its position. If it doesn’t, adjust the spring tension or replace the springs. 

Center and level the first section after you install the brackets. The door must be level even if the floor isn’t, so use shims under the section to level it. The rubber gasket on the bottom section will fill the gaps created by an unlevel floor. To hold the level in place, tape it to the section. To hold the section in place, lightly toenail a 16d nail into the frame and bend it over the section. Add brackets and rollers before setting them in place and stack one section on top of another, toenailing as you go up.

My opener also has 2 wheels on the top of each side of the door: one with a big spool of line and the other just a pulley wheel. So I also lubricated the axles of those spools. You can watch closely while raising/lowering the door to see where the parts spin and move. Now my door runs much quieter, so I must have done something right! Hopefully this will reduce strain on the motor and make it last longer.

Single panel doors are constructed from one monolithic panel. From the closed position a single panel door swings up and overhead with a hinge on each side (known as jamb type hardware) to the fully open position. A disadvantage of monolithic panel doors is that the swing up arc of the door occurs partially outside the garage. This means a vehicle must stop and park several feet in front of the door to avoid being hit by the garage door when it is opened.

I'm not a professional, but I watched as my garage doors were serviced last year. The tech used a spray lubricant (I had bought a different brand in the garage door section of a home improvement store). He sprayed the inside of the entire track, top and bottom, the rollers that ride along the track, and all hinges on the door. He sprayed each hinge twice -- once on each side. The techs were more generous with the lubricant than I was when I'd done it before, so don't be afraid to give it a good squirt.
Torsion springs have three advantages over extension springs: They’re quieter, safer and easier to fine-tune. Torsion springs are quieter because you don’t have a spring knocking against a roller track. They’re safer because when a spring breaks, it usually stays on the bar. Finally, you can fine-tune the tension on a torsion spring so the door is perfectly balanced. Setting the tension on torsion springs has always been very dangerous, but torsion and extension spring systems with easy, do-it-yourself tensioning (Photo 7) are available. If you don’t use one of these DIY-friendly, easy tensioning systems (Clopay EZ-Set Spring and Wayne-Dalton TorqueMaster are two brands), you should hire a professional to release and set the tension on a torsion spring.

Here is an odd problem that I cannot figure out. I am handy with electrical stuff, but this one has me stumped. My small kitchen appliances all work on a single circuit, with 5 outlets. One of those outlets has a 20Amp breaker built into it with a test and resent button (I never understood what the test button is for). I only have a toaster, a floor lamp and occasionally a coffee grinder plugged into the circuit. Suddenly, none of the outlets work. Nothing new, no new appliances, the whole circuit went dead. I noticed when I trigger the reset button, there is an immediate click and it goes out again. I have tripped and reset the main breaker on the circuit board in the garage, nothing. Power gets to the outlet, but it doesn't work and there is no electricity in any of the 5. I un plugged everything. Reset the breaker on the outlet. It clicked again immediately, still no electricity. I changed out the outlet, with a new one with breaker built in which I bought today at Home Depot. Same problem. I tested for electricity, the outlet with the built in breaker receives 120v electricity coming in, but it always seems to be shorted out and does not send it out. I assume that all of the 5 outlets are connected inline, so thinking that if I went one by one, I'd be able to find a short. I opened all of the boxes, checked everything and all looks clean, new, no problems. I completely disconnected the two outlets that are closest to the main one with thereset button and nothing.Help
