On Monday afternoon the spring on our garage door snapped when the door came down after we had just backed out. There are many lubricants out there but many garage door experts suggest using WD-40 (or similar light weight oil) twice a year to keep garage doors in working shape. All the moving parts of the door should be lubricated, including the hinges, the springs and the rollers. A bead of oil across the top of the springs will give a nice coating, and spraying the rollers is most effective. Roberto was very courteous and explained the details of what he was doing. He also pointed out a repair I might consider having done (replacement of the bottom panel of my door) and asked the office to follow up with me on this. Someone did follow up with me and since replacement of the bottom panel is not an option and I would have to replace the door, I decided that I can wait.
Technician gave me a window of 1-4pm, I called at 330 to see if he was on his way. He told me he would be there at 4pm, reason being was because of the amount of work orders he had that day. All modern openers are equipped with “force settings” that make the door reverse if it encounters too much resistance while closing or opening. Any garage door opener sold in the United States after 1992 requires safety eyes—sensors that prevent the door from closing if obstructed. Force settings should cause a door to stop or reverse on encountering more than approximately 20 lbs (9.07 kg) of resistance. Safety eyes should be installed a maximum of six inches above the ground. Many garage door injuries, and nearly all garage door related property damage, can be avoided by following these precautions.

Step 5: Check for loose hardware, and tighten as needed. On swing-up doors, check the plates where the spring is mounted to be sure the screws are tight, and tighten any loose screws. Extension spring systems should always be restrained by a safety cable that runs through the middle of the spring, tying off to a solid point at the rear and front of the horizontal door track. Extension springs represent a hazard to bystanders when a spring, pulley, or cable breaks under tension. Metal parts from extension spring systems can suddenly be launched.
Wood - Wood garage doors are sturdy and quite beautiful. However, if you live in a humid climate, your doors will be prone to rotting and splitting. If your wood is painted, you must also factor in the costs of painting as part of your regular maintenance routine. The cost of repairing the wood varies depending on the type. Any weight that you add to the door has the very real potential to unbalance the door. If the springs were a little "hot" or strong to start with, it may not be a bad thing to add weight. If the springs were the right ones, even a few pounds will un-balance the door. If they were too weak to start with, any additional weight is going to make it worse.

Lower the door and dismantle it by removing the hardware. The tech that serviced your door must not understand simple mechanics. The tracks do not move, so they do not need to be lubricated. All that does is make a mess. The rollers and hinges DO move, so it is logical to lubricate them, at the hinge barrel or pivot point, and in the little area near the stem of the rollers where you can see the bearings. Adding a bit of lube to the torsion spring also cuts down on the friction between the coils and makes the spring glide easier. However, too much will make it spritz out lube as the door opens and closes, and that it less than desirable. Same thing for pulleys on an extension spring door.
All measurements should be in feet and inches. Step 1, measure across the existing door or desired space for the width, then up and down for the height. The rough opening of your space should be the same size as the door. Step 2, measure the sideroom, which is the space beside your door. Measure the width of the left side, and then the width of the right side. Step 3, measure the space above the door, which is called the headroom. Measure the height of the distance between the top of the door opening and the ceiling. Step 4, measure the ceiling, which is called the backroom. You’ll need to measure the distance of the garage door opening toward the back wall of your garage. You should have 6 total measurements in all once you’ve finished measuring the space. Keep in mind that having an automatic garage door opener installed might call for additional backroom or ceiling space.
